How it works

Understand the estimate

This reverses the ordinary mortgage calculation. You start with the instalment you can pay each month and calculate the loan principal it could service at a chosen interest rate and term.

Make it more accurate

Affordability assessments depend on your income, expenses, credit profile and a lender’s lending policy.

These figures are examples based on editable inputs. They do not represent verified current rates, supplier prices or quotes.

A repayment is only one part of owning

The reverse bond calculation answers a narrow question: what loan principal might be repaid by your chosen monthly instalment at a given rate and term? It is not a pre-approval. Ownership may also mean rates and taxes, levies, insurance, maintenance and a once-off set of transfer and registration costs.

Try the numbers: Suppose your maximum monthly housing budget is R15,000, but you expect R3,000 in levies, municipal charges and maintenance allowance. It is more useful to test a R12,000 bond instalment than to input the whole R15,000. The lower amount reflects money you may actually have available for debt service.

Before relying on the estimate

Stress-test at an interest rate a few percentage points higher. A long loan term can lower monthly payments yet increase total interest substantially.
